For many foreign investors, buying through a Korean entity is the cleanest route to bid, finance, hold and exit, and to keep taxes predictable. We set it up end to end.
We assess whether an entity actually benefits you, then handle incorporation, registered address, bank and brokerage accounts, and the foreign-investment reporting, so you arrive at the auction ready to bid.

The reason most foreign investors can't do this alone: Korean court auctions happen in person, in Korean, on fixed dates. ZIBEX stands in for you.
After due diligence sets a hard maximum bid, we prepare the paperwork and deposit, attend the court on the sale date, and bid within your approved limit. You get the result the same day, a win, or a disciplined pass to the next target.

Beyond setup and bidding, ZIBEX handles the steps around the auction so you never hand off to a stranger mid-deal.
Sourcing is the curation of suitable court-auction lots for a specific investor.
Korea lists thousands of lots a month. We filter that pipeline to a short list that fits your budget, target region, property type and yield goal, so you evaluate a handful of real candidates instead of scrolling Korean-only court boards.
Best for: investors who know roughly what they want but can't read or access the Korean listings.
Rights analysis is the check of which rights and debts on a property survive the auction sale and which are erased.
This is the step that makes or breaks a Korean auction deal. We review the registry and court file, identify the baseline right (말소기준권리), assess tenant rights and any liabilities you would assume, value the asset, and give you a recommended hard maximum bid.
Best for: every buyer, this is the safeguard before any deposit is placed.
Eviction and handover is the process of getting vacant possession of the property after you win.
After the balance is paid, an occupant may still be in place. We handle the balance payment, negotiate a voluntary move-out where possible, pursue a court eviction order (인도명령) if needed, and confirm a clean handover of the asset.
Best for: occupied lots, the part overseas buyers most want off their plate.
Title and tax is the registration of ownership and the filing of acquisition and holding taxes.
We complete the ownership transfer registration so the property is legally yours, then handle acquisition tax and the recurring holding-tax filings, coordinating with licensed professionals where the law requires. Done right the first time, so there's nothing to unwind later.
Best for: all buyers; especially non-residents who can't file in person.
Property management is the ongoing leasing and upkeep of your asset while you're abroad.
Optional, but the reason many investors choose Korea: we find and screen tenants, set up the lease, collect rent, and coordinate maintenance, so your property earns income without you managing it from another time zone.
Best for: buy-to-rent investors who want a hands-off income asset.
FAQ
You can engage us à la carte. Many clients only need proxy bidding plus due diligence; others take the full turnkey path from company setup to management. We recommend the minimum that achieves your goal.
Not always. Foreigners can buy personally, but a Korean entity can simplify bidding, banking, financing and tax in some cases. We assess whether one benefits you before setting it up.
It's the review of which rights and debts on a property survive the sale and which are erased. It decides whether a lot is safe to bid on and sets your recommended maximum bid.
Yes. Korean court auctions are in person, in Korean, on fixed dates. Under proxy bidding we prepare the deposit and documents and bid on your behalf within a maximum you approve.
Fees depend on the services you use and are explained in writing before you commit, with no surprise charges after the sale. The first consultation is free.
No. We bid only within your approved maximum and stay disciplined. If a lot exceeds your limit, we pass and move to the next target rather than overpay.
