Guides & Insights

Learn before you invest in Korean property.

Plain-English answers to the questions every foreign investor asks, from "am I even eligible?" to which regions actually deliver yield, written by the team that handles the deals end to end.

Buying Korean property at auction as a foreigner means acquiring real estate through Korea's court-auction system, often below appraised value, a disciplined, data-driven alternative to the open market that requires Korean rights analysis (권리분석) and bidding in person or by proxy. These guides explain every part, in plain English.

Glossary

Korean auction terms, in English

  • 권리분석 — Rights analysis. Checking which rights and debts survive the sale; it decides if a lot is safe.
  • 말소기준권리 — Baseline right. The reference right that determines what is erased on sale and what you inherit.
  • 유찰 — Failed round. No winning bid; the minimum price is cut (often ~20–30%) for the next round.
  • 낙찰가율 — Sale-to-appraised ratio. Winning bid as a share of appraised value; a quick read on competition.
  • 명도 — Eviction / handover. Getting vacant possession after you win, by agreement or court order.
